Located in southern Brazoria County and 50 miles south of the Houston CBD, the subject property is situated on Brazosport Blvd., a major North-South thoroughfare for both Clute and Lake Jackson, TX. The total site comprises 2.37 acres with two detention ponds and 31 parking spaces including two handicapped spaces. The Property is also just one mile north of Dow Chemical’s “Plant B” complex, one of the Company’s four major complexes which collectively comprise approximately 7,000 acres, making it the largest integrated chemical manufacturing complex in the Western Hemisphere.

The city of Lake Jackson was founded by the Dow Chemical company in 1941 as a community for workers at the Freeport plant just to the south and today 41 percent of Dow Chemical’s employees still live in Lake Jackson — the largest percentage of any city in the area. In total the site employs more than 7,000 people and has 65 manufacturing units working together to produce 44 percent of Dow’s products sold in the United States and 20 percent of the Company’s products sold globally. Dow recently revealed its plans for a new “Innovation Center” in Lake Jackson consisting of five separate buildings with a total of about 900,000 square feet, creating a flood of new job opportunities and helping the Company support its $4 billion in expansions at its Freeport facility, as well as other operations in the area.

Other companies have made significant investments in Brazoria County including BASF, currently under construction on its $89 million production plant, Chevron Phillips’ $6 billion Gulf Coast petrochemicals project and Freeport LNG’s $13 billion liquefied natural gas export facility. These expansion projects are expected to generate approximately 14,000 temporary and permanent jobs and drive further growth in Brazoria County.

TYPES OF REAL ESTATE LICENSE HOLDERS: • A BROKER is responsible for all brokerage ac vi es, including acts performed by sales agents sponsored by the broker.• A SALES AGENT must be supervised by a broker to perform any services and works with clients on behalf of the broker.

A LICENSE HOLDER CAN REPRESENT A PARTY IN A REAL ESTATE TRANSACTION:

• AS AGENT OR SUBAGENT FOR OWNER (SELLER/LANDLORD): The broker becomes the property owner's agent through anagreement with the owner, usually in a wri en lis ng to sell or property management agreement. A subagent represents theowner, not the buyer, through an agreement with the owner’s broker. An owner's agent must perform the broker’s minimumdu es above and must inform the owner of any material informa on about the property or transac on known by the agent,including informa on disclosed to the agent or subagent by the buyer or buyer’s agent.

A buyer's agent must perform the broker’s minimum du es above and must informthe buyer of any material informa on about the property or transac on known by the agent, including informa on disclosed tothe agent by the seller or seller’s agent.

• AS AGENT FOR BOTH - INTERMEDIARY: To act as an intermediary between the par es the broker must first obtain the wri enagreement of each party to the transac on. The wri en agreement must state who will pay the broker and, in conspicuous boldor underlined print, set forth the broker's obliga ons as an intermediary. A broker who acts as an intermediary:

• Must treat all par es to the transac on impar ally and fairly;• May, with the par es' wri en consent, appoint a different license holder associated with the broker to each party (owner and

buyer) to communicate with, provide opinions and advice to, and carry out the instruc ons of each party to the transac on.• Must not, unless specifically authorized in wri ng to do so by the party, disclose:

ᴑ that the owner will accept a price less than the wri en asking price;ᴑ that the buyer/tenant will pay a price greater than the price submi ed in a wri en offer; andᴑ any confiden al informa on or any other informa on that a party specifically instructs the broker in wri ng not to

disclose, unless required to do so by law.
