BOIZENBURG/ELBE

Boizenburg/Elbe in the tri-state region of Mecklenburg-Vorpommern, Schleswig-Holstein, and Lower Saxony is Mecklenburg-Vorpommern’s westernmost municipality. Situated about 50 kilometers southeast of Hamburg, Boizenburg (population 11,000) offers all the advantages that come with being so close to the metropolitan city, along with the wealth of natural attractions in the UNESCO Biosphere Reserve River Landscape Elbe. Local business owners and companies, e.g. from the food sector and the steel and mechanical engineering industries, appreciate these numerous advantages. There are good transportation connections via the federal roads B5 and B195, via rail to Rostock and the railway line Berlin – Hamburg, and via the connection to the federal waterway on the Elbe River.

A nearly 3.4-hectare commercial complex right on the Boizenburg Harbor has been put up for sale at a price of €2.5 million. Located on the property are two production and storage buildings with space for offices – one of the buildings includes several crane systems – a production hall, and a multi-sectional admin-istrative area for offices and staff rooms. A total of approx. 7,700 square meters are available for storage and production, and another approx. 2,000 square me-ters for administration. The buildings are usable but in need of renovation work. The spacious outdoor storage and traffic areas have not only a rail system (with no rail siding) and another crane system, but also their own quay on the Boize River, which flows into the Elbe. The site is currently being used by the owner but can be made available soon after purchase.

GREVESMÜHLEN

The charming landscape surrounding the town of Grevesmühlen with its approx. 10,500 inhabitants attracts those tourists seeking peace

and quiet as well as active vacationers. First mentioned in 1226 and a flourishing trading center located at the intersection of busy roads for

centuries, Grevesmühlen has a long history. Today, the town located in Nordwestmecklenburg County offers attractive living and working

conditions due to its central location and the nearby Hanseatic cities Lübeck, Wismar, and Rostock, as well as the state capital Schwerin.

Around 500,000 people live within a 50 km radius and there are several universities in the area. Direct autobahn access to the A 20 ensures

quick accessibility to suppliers and customers.

RECHLIN | COUNTY MECKLENBURGISCHE SEENPLATTE

The Mecklenburg Lake District is one of the most beautiful landscapes of Central Europe, and the south shore of the Müritz – the largest lake wholly within Germany’s borders – has always been one of the region’s most popular holiday destinations. The Lake Müritz near Rechlin, with its sandy beaches, clear lake water, and well-developed tourist infrastructure, attracts thousands of vacationers every year. The lake area is particularly popular with water, nature, and active tourists, owing to its beautiful waterways and the scenic Müritz National Park. The aviation museum Luftfahrttechnisches Museum Rechlin presents a visual history of this region. The historical manor house Gutshaus Boek hosts temporary exhibitions.

Now that the harbor-holiday village and one of the largest marinas in Mecklen-burg-Vorpommern have been established in Rechlin on Lake Müritz, attractive properties will be available for tourism-related investments in the coming years. The urban planning concept for the municipality of Rechlin designates the fol-lowing investment areas on the Lake Claas: hotel and recreational facilities in the center of the harbor, health tourism facilities, lakefront residential and holiday accommodations, a shopping center with apartments, and a center for active tour-ism. The building site comprises approx. 8 hectares of lakefront land. The munici-pality of Rechlin intends to finalize the local land-use plans, as well as plans for public infrastructure provision, in consultation with the investors. The concept has been approved in accordance with regional planning objectives.

HANSEATIC CITY OF STRALSUND

The Hanseatic City of Stralsund impresses with its unique waterfront location - directly on the Strelasund, a sea gate of the Baltic Sea between the Rügen Island and the mainland - thus being part of the Vorpommersche Boddenlandschaft National Park. The historic port town has succeeded in a congenial way to preserve its eventful history and at the same time to pursue a forward-looking concept. Visitors to the city will be offered special attractions and a modern tourist infrastructure. These include the UNESCO World Heritage-listed Old Town with its brick buildings and the Natural History Museum OZEANEUM, which received the award European Museum of the Year 2010.

The Hanseatic City of Stralsund offers an area of approx. 8 hectares at the Franzenshöhe maritime industrial- and commercial park to the interested buyers. The property is located in the south of the urban area, directly at the bypass B 96 / E 251. Via this freeway feeder, the coastal autobahn A 20 is acces-sible in a very short time. The commercial area has three berths with access to federal and regional water ways, along with a direct rail link. The properties being offered are classified as industrial and commercial sites in the land-use plan. The fully developed region has a well-developed infrastructure connectivity and provides a multitude of utilization possibilities for enterprises in the manufacturing industry, for industrial plants, as well as for logistics providers.

11 | PEENESPEICHER GRANARY, LOITZ

TOWN OF LOITZ

The idyllic town of Loitz in the Vorpommern-Greifswald District is located 30 km southwest of Greifswald, directly on the Peene River, also known as the Amazon of the North. Since the opening of the marina for recreational boats in 2006, the town has become the water-sports center of this attractive tourist region. Rivers and forests with a wealth of rare flora and fauna offer abundant tranquility and fresh air for vacationers, and a high quality of life for Loitz’s residents. The historical town center has an original street network dating back to the 13th century, along with town houses from various periods. Loitz is easily accessible via the B 194 federal highway, which is part of the scenic route Deutsche Alleenstraße (German Avenue Road). The Peene federal waterway provides access to the Lake Kummerow and the Baltic Sea.

The high Peenespeicher granary, with its typical redbrick construction, is by far the most prominent building in the harbor of Loitz. Situated directly on the Peene River in the area of the recreational boat marina, the former storage building with five stories, a cellar, and a converted attic offers not only abundant space, but also beautiful views.

The location near the Peene Valley River Landscape Park makes it ideal for touristic use. Attractive, waterfront housing is another excellent option. Built around 1925, the Peenespeicher granary was originally used for the storage of grain. It is a protected historical site in the redevelopment area Altstadt (old town center) of Loitz.

NEUBRANDENBURG

Neubrandenburg, the third largest city in Mecklenburg-Vorpommern, is the economic and political hub of the Mecklenburgische Seenplatte district. Around 3,700 companies with approx. 50,000 jobs, e.g. in the automotive, mechanical engineering, service, and healthcare sectors, have already set up shop in the “City of Four Gates,” including numerous global players with a focus on export. Among the many locational advantages of the city between Hamburg, Rostock, Berlin, and Szczecin is the business-friendly infrastructure, including the Neubrandenburg University of Applied Sciences, with more than 30 degree programs, and the Neubrandenburg Airport in Trollenhagen, which can accommodate all standard types of aircraft for air freight and commercial traffic.

Seven properties between 3,000 and 25,000 square meters in size are available just west of Neubrandenburg in the “Weitin Neubrapharm” business park. The undeveloped properties are well served by transport links and can be combined or divided to suit your needs. In accordance with the land-use plan, retail es-tablishments are not permitted on the site. However, an ancillary factory outlet would be acceptable. There are no development constraints, e.g. with respect to heritage or environmental protection. The property has a rail link. The business park, which has several bus stops and a hotel, is located directly on federal road B 104, approx. 10 kilometers from the Neubrandenburg Airport in Trollenhagen and approx. 18 kilometers from the junction with autobahn A 20.

New investment opportunities are opening up for industrial networks not far from the picturesque Lake Tollense in the emerging northeastern German eco-nomic center of Neubrandenburg. The Neubrandenburg Airport is located in the municipality of Trollenhagen on the transport corridor between Szczecin, Ham-burg, and Berlin just off the autobahn A 20. As a result, it also offers direct links to ports with ferry connections to Scandinavia. Six investment sites of various sizes are available – some for immediate use. There is ample space for expansion – in both large and small increments. This privileged location has access to a helipad and a 2,293-meter/45-meter, fully functional runway, making it particularly attractive to investors from the aerospace cluster.

PASEWALK

Pasewalk, an important regional hub in the Vorpommern-Greifswald district, is an attractive business location with a large range of indus-trial and commercial sites and outstanding transportation connections. The town (population approx. 10,000) has traditionally been home to companies from the food industry, the building-materials and construction sectors, and the skilled trades. Companies from the metal industry and service sector have also set up operations in the town, and there are plans to strengthen the logistics and agri-food industries. As the northern German halfway point between Berlin and Szczecin, Pasewalk offers companies the chance to become active on the Polish and Eastern European markets. Furthermore, the town is also located in close proximity to important holiday destinations at the coast of the Szczecin Lagoon and Baltic Sea, as well as in the Mecklenburg Lake District.

The Industrial Park Berlin–Szczecin is a well-developed, large-scale business park near Pasewalk near the Polish border and the metropolitan area of Szc-zecin. Inside the 220-hectare business park, a total of 156 hectares are avail-able for the development and establishment of companies and industrial sites. Here, companies profit from the solid infrastructure and outstanding trans-portation connections, not only for car traffic (A 20, B 104, B 109) but also for rail (the park’s own railway station), water (the nearby Ueckermünde Harbor and Port of Szczecin-Swinoujscie, and the Ueckermünde-Berndshof industrial harbor in close proximity), and air transport (a special-purpose airfield on site and the Neubrandenburg Airport nearby). SEASIDE RESORT UECKERMÜNDE

Ueckermünde – the pearl at the Szczecin Lagoon – has around 9,000 inhabitants and is located in the east of Mecklenburg-Vor-pommern at the mouth of the river Uecker on the Szczecin Lagoon. The surrounding landscape, made up of a lagoon coast, a mixed forest, and a moor, is protected as part of the Szczecin Lagoon Nature Park. The Ueckermünde Heath expands southeast of the town. Water landscapes, hiking trails and numerous excursion destinations attract many tourists to the region every year, which stands out as being especially family friendly. Particularly popular, especially among active vacationers, are the international long-distance bicycle routes: Berlin-Usedom, Oder-Neisse Bicycle Track and the international cycle route around the Szczecin Lagoon.

The municipal property with beautiful natural surroundings is located in the northeastern part of the seaside resort, 150 m from the Szczecin Lagoon. The view over the water is unobstructable. The property abuts the Oder-Neisse Bi-cycle Track, an international long-distance cycle route. The existing 1- and 2-story buildings with a total gross floor area of approx. 1,500 square meters are currently empty and were previously used as a training facility. Demolition is planned for 2019/2020. The site offers potential for commercial development in the tourism sector, also with plans for prolonging the tourist season. Most of the property is described as special area for recreation and tourism in the zoning plan of the town; a section of the property is designated as green space. A land-use plan must be drawn up for the granting of building rights.

SEASIDE RESORT HERINGSDORF:

The seaside resort town of Heringsdorf: The seaside resort town of Heringsdorf on the Baltic Sea coast, together with its neighboring towns of Ahlbeck and Bansin, make up the Three Imperial Spas on Usedom, Germany’s second largest island. With more than 40 kilometers of gorgeous Baltic Sea beaches, healthy sea air, an attractive landscape of lakes and pristine nature with a health-spa forest, a wealth of wellness services, the beautiful German Bäder architecture, and, last but not least, an above-average number of sunny days, the Three Imperial Spas have become a highly popular holiday destination that attracts more than half a million visitors every year. Heringsdorf can be easily reached in several ways, with railway links, its own airport, and connections to the long-distance traffic network via the federal road B 110.

The Lake Schloon Territory is a largely undeveloped property with a total of 26 hectares in the highly attractive tourist hub of Heringsdorf. The current owner, Neptune Energy, had planned to use this site for natural-gas drilling, but these plans have since changed, which is why the property is now for sale. There is no land-use plan.

The area is zoned as grassland with a restricted area for mining. In the past, a marina with Baltic-Sea access and the corresponding holiday and recreational facilities had been planned for this location. The property is adjacent to the idyllic lake Schloon, the state road 266, and developed areas that are primarily used for tourism.

Located near the seaside resort Ueckermünde in the eastern part of Mecklenburg-Vorpommern, Altwarp is an old fishing village blessed with sites of natural beauty. Situated in the nature reserve Altwarp Inland Dunes, Neuwarper See and Riether Werder (NSG Altwarper Binnendünen, Neuwarper See und Riether Werder), the village is home to fewer than 500 inhabitants. The large pine, oak and alder forests, lagoon, lake, dunes and meadows create an extremely attractive, pristine landscape with above-average recreational value. Altwarp, which was first mentioned in the early 12th century, has retained its character as a fishing village: the harbor, together with tourism, is still the center of village life.

A 23-hectare property near the village of Altwarp on a peninsula at the southern coast of the Szczecin Lagoon is being offered for sale. The idyllic surroundings, with the nearby seafront and dense forests, combined with the lagoon, which is widely known as an excellent area for sailing enthusiasts, create ideal condi-tions for developing the site for tourism-related uses. The property is located in an area that was previously used by the German armed forces. It is occupied by multi-story functional buildings, some of which have commercial photovoltaic panels on their roofs. Part of the property is classified as a mixed area. A use for holistic-tourism purposes would be preferred.
